About
About Poseidon Valuation
Built for complex valuation assignments
Poseidon Valuation is a specialized commercial real estate appraisal and advisory firm focused on eminent domain, right of way, public infrastructure, utility corridors, and complex property valuation. Our work ranges from individual properties and easements to multi-parcel transportation, transmission, water, drainage, and public acquisition programs.
Our assignments routinely involve more than determining a unit value. We analyze partial acquisitions, permanent and temporary easements, remainder damages and benefits, costs to cure, access, configuration, development potential, existing encumbrances, highest and best use, and the effects of proposed infrastructure on the remainder property.
Scale without sacrificing senior judgment
Poseidon's team-based workflow allows experienced appraisers to remain focused on inspection, highest and best use, comparable selection, valuation analysis, damages and benefits, reconciliation, and final conclusions while dedicated personnel support market research, verification, GIS and mapping, document control, comparable data management, and report production.
The result is a platform capable of delivering individual assignments as well as coordinated multi-parcel and corridor projects with consistent methodology, documentation, and quality control.
Technology-enabled. Market-supported. Defensible.
Our analysis combines professional appraisal judgment with property databases, GIS, aerial imagery, zoning and land-use information, floodplain and environmental mapping, surveys, engineering plans, cost information, demographic data, and project-specific research. Every assignment is developed around the underlying appraisal problem rather than a standardized conclusion.
Our objective is to provide valuation analysis that is clear enough for negotiation, rigorous enough for review, and defensible when subjected to litigation-level scrutiny.
Poseidon Valuation, LLC is the parent company of Titan Commercial Valuation, LLC. Poseidon Valuation represents the firm's expanded national valuation and advisory platform, while Titan Commercial Valuation, LLC remains an active affiliated entity and continues to be recognized under existing contracts and client relationships.
